Full House Renovation

A recently completed project of ours, saw the full renovation of a period detached house alongside local developer, Marble Construction. Having been initially commissioned to provide a harmonious palette for this four bedroom family home, we were later challenged with staging the house for the market.

The project saw the entire house completely gutted after it had been left to fall into disrepair over many years. With a considerable amount of internal rejigging and a double height extension to the rear, we had a blank canvas to work with. Creating moodboards for each room, not only helped the developer see the design for the individual spaces, it also allowed us to present the overall palette of the house. A design palette that would help bring the character of the property out whilst keeping it contemporary as a whole.

The navy kitchen with matte brass accents open onto a huge garden through full width bifolds. This space is the perfect family room, with a durable herringbone oak effect tiled floor to help messy feet from the garden & cooking spills. The large oak table, perfect for entertaining as well as doing homework at, was complemented by white Eames Eiffel dining chairs.

We went with an overall colour for the ground floor & general areas within the house, Skimming Stone (Farrow & Ball) colour matched in a durable family friendly paint, with accents of blue to the ground floor, Hague Blue (Farrow & Ball).

The master bedroom was given a little extra with panelling to one wall, built in dressing area & statement ensuite. The panelling & cabinetry were finished in Cromarty, Farrow & Ball with the remaining walls painted Wimborne White, also Farrow & Ball.

Generously sized, the statement family bathroom had the most amazing skylight above the bath. Once the kids had gone to bed having a bath in front of the herringbone, slate grey tiled wall whilst looking up at the sky was enough to sell the house alone!

With four weeks till going to market the developer decided to stage the home, something they had not tried before. The HSA Staging Report 2019 revealed that “86% of agents reported that staged homes sell faster than non-staged homes, and up to three times faster” This report & evidence shows that presentation is vital when it comes to selling a property and in short, well-designed homes sell for more.

In the midst of a pandemic & a national lockdown we sourced enough items to stage the home. When the house went on the market, it sold within 3 days above asking price.

"Michaella and Rachel did a fantastic job on the interior of our latest project helping us to sell the property within 3 days of hitting the market! We look forward to working with them on future projects" Marble Construction
